OUR SERVICES

A clear scope.
A cleaner property.

Some work belongs on the collection route. Some needs its own plan. We'll help you separate the two so you know what is included, what needs approval, and how the work fits your property.

01 / CORE SERVICE

Doorstep collection

Our core service moves securely tied household-trash bags from approved apartment collection points to the property's authorized on-site dumpster or compactor. Slate owns, supplies, brands and services each resident bin, and replaces broken bins free, no questions asked.

The walkthrough is where we look at building layout, stairs, walking distances, disposal access, and the instructions residents will need. The standard plan is five evenings, Sunday-Thursday, with collection after 8 p.m. The agreed completion window may extend to midnight. Bags must fit inside one Slate-supplied lidded bin and weigh no more than 25 pounds each. The written proposal confirms your community's schedule, preparation rules and access arrangements.

What the plan covers

  • The approved collection locations and onsite disposal destination.
  • The agreed collection schedule and access arrangements.
  • Resident preparation instructions and the process for handling service questions.

Where the scope stops

  • We do not supply dumpsters or replace your property's dumpster-hauling agreement.
  • Furniture, large items, and property cleanouts need separate approval.
  • Recycling requires a separate scope and price. Hazardous remediation is outside this service.

02 / SEPARATELY APPROVED EXTRA

Bulk-item removal

A sofa beside a dumpster needs a different plan from a bag on the nightly route. Bulk-item removal gives management a way to arrange a defined pickup through the team behind The JunkFather.

We'll confirm the items, their location, the access needed, and the disposal requirements before agreeing on the price and timing. If the items or conditions change, the scope needs to be reviewed before additional work is accepted.

  • Identify the items to be removed and confirm that removal is authorized.
  • Agree on where the items will be accessed or collected.
  • Approve the separate scope and price before the pickup.

Bulk-item removal is not an unlimited add-on to doorstep collection. Residents should follow their property's approval process before setting out large items.

03 / SEPARATELY APPROVED EXTRA

Dumpster-area cleanup

Loose debris and overflow can make the disposal area harder to use. A separate cleanup can address the agreed material around that area and help management establish a practical next step.

We assess the material, volume, access, and condition of the disposal area before quoting. The scope will say whether material is moved to an authorized onsite container or removed from the property, and what is excluded.

  • Agree on the area and material included in the cleanup.
  • Confirm how collected material will be handled.
  • Keep additional hauling or cleanout work separately approved.

This service does not replace scheduled dumpster hauling, repair disposal equipment, or provide hazardous remediation. If conditions need a specialist, that work must be addressed separately.

04 / SEPARATELY APPROVED EXTRA

Property cleanouts

For authorized apartment, storage, or other property cleanouts, the team behind The JunkFather can help define the removal work and prepare a separate proposal.

Management identifies the areas and items approved for removal, confirms its authority to release them, and provides access instructions. We agree on what stays, what goes, and any conditions that affect the work before the cleanout begins.

  • A defined removal scope for the approved spaces.
  • Access, parking, and scheduling agreed before work starts.
  • Separate pricing for the cleanout and any additional work.

A cleanout is a removal service. Do not assume deep cleaning, repairs, pest treatment, or hazardous remediation are included. Any additional services must be discussed and explicitly agreed.
